A prime riad for sale that is an absolute deal


It is not altogether often Chic Marrakech come across a real estate deal in a prime Medina spot.

This little gem though is absolutely that. I couldn't recommend it more highly.

It is a lovely inexpensive, solid, structurally sound 120m2 riad, and it has bags of charm.


It is situated in a fabulous location, just behind Dar Bacha, on arguably one of the nicest and most atmospheric derbs in all of Marrakech, which even boasts its own park. What makes this such an interesting spot is that it is both desirable and central, yet in a residential pocket slightly removed from the hubbub of the Medina and its souks; - so it is in a more open, sunny and quiet area with numerous high end guests houses and smart private homes roundabout.

Quietude and birdsong fills the air here, as opposed to the clamour of commerce and putter of motorbikes.

Furthermore, the riad benefits from direct car access and there are parking facilities with round the clock attendants right next to the house. This is a major selling point.



The riad is set around the central courtyard on all four sides, so unusually for a small Medina home it is a complete house that has not been broken up.

The front door is located under a covered portion of the derb that is brimming with historic charm, the entrance hall is cool, generous and light, and there is a nice, neat symmetry and flow to the layout upon entry to the house.

Presently there is a self-contained apartment on the first floor with its own separate access from the entrance hall. This provides the riad with much more depth and enhances its configuration.

It would convert to the most beautiful holiday rental, or affordable second home that would provide uncharacteristically large bedrooms for a riad this size, along with a sensational suite in the first floor apartment.

The price is a mere 765,000 dhs.
